Is There Anything We Can DO!!!!!!!!!!!!!?
ok so ive been renting a townhouse for more than 11 years

during this time the prices to rent a townhouse in my complex have gone up but obviously i just pay the same price that ive always been paying

my problem is that the house (being 11 years) has become very dirty and old since i first started renting there (i have 3 kids)

there might even be mold and asbestos

we have requested for the owner to renovate the townhouse because he does that everytime someone moves out of a house now becuase they are so old

the owner however said that if he does then we have to pay the new cost of housing instead of what we have payed since we moved in

so is there anything i can do???,,,,,please help i am a single mother and cannot afford to go anywhere else

Why would you expect someone to spend money on you with no return. When you moved in the townhouse was acceptable as was the rent. You have caused the deterioration, why should someone else pay for you. I suggest you try to negotiate with the landlord over what you can afford to pay and what is essential repairs. Perhaps you could do some of the work, like painting.

We have created our own problem with rent control( Which I assume is the reason for your fixed rent) If the landlord is not going to receive more money he will not do the work to maintain the apartments. If it was not rent controlled the landlord usually keeps up with repairs on a regular basis.

I take it your taking about rent control apartments. That applies only if the landlord does not decide to renovate (or you ask him to). Once the renovations are done he can legally raise your rent or evict you if you are unwilling to pay. You could try and see if you can do it yourself but if it is not in your lease that you could and you do it he would have grounds to evict you. Your landlord sounds nice but on the renovations are completed he can and will legally demand you pay what the apartment is worth. That is the cost of getting a renovated apartment so either drop the complaining about him renovation or be prepared to pay a whole lot more.

Not too much you can do if he invests in substantial renovations. However as you say its getting old and dirty, it should be maintained properly so the unit is liveable. If mold is becoming an issue, he should take care of it as its a health risk. Also having the carpet cleaned periodically and touch -up paint won't crate too much much overhead for him. It only helps with the townhome's value.

Yo say it is "obvious" that you still pay the same rent as you did eleven years ago. It is not at all obvious because there are very few cities that have rent control laws. So, the matter would be governed by the laws of your city, not some more generally applicable laws. I recommend that you consult a lawyer familiar with the laws in your city. It probably guarantees controlled rent during "continuous occupancy" or something like that and may or may not have an exception for remodelling. Because you didn't mention what your local law provides, or even where you live, no one here can give you anything more than a guess. If I had to guess I would say that the landlord;s opinion is wrong, but that even if he was right you could avoid that problem by paying for the renovation yourself.

Wow, no rent increases in 11 years? Lucky you.

Really, though, you can't expect your landlord to spend tens of thousands of dollars on a townhouise that is presumedly earning so much less than a newer unit. It's only fair that you pay a fair share.

In most places, the rent you paid 11 years ago would barely cover the taxes today.

Find out whether or not they can raise your rent if you do the remodeling yourself. If they can't, then buy new carpet and paint it yourself.

No, if you want him to renovate you will have to pay the new price when the lease is renewed. It is perfectly legal for landlords to raise the price and your sounds really nice letting you have the same rent you had 11 years ago(which I find really hard to believe)
